Liquid densifiers are being used extensively to chemically seal, harden and dustproof exposed concrete surfaces. These materials react chemically with the hydrated cement to densify the concrete surface permanently over a number of months. Power scrubbing will produce a shiny appearance as the chemical reaction develops over time.
The typically application of these products is as a single flood coat of 200 sf/US gallon (5 m2/litre) which is permitted to penetrate into the concrete for a period of approximately 45 minutes (application rates, material qualities and methods vary between manufacturers - always refer to the manufacturers printed instructions for guidance). To obtain maximum results, it is recommended that 28 days of hardening occur before applying a liquid densifier.
Theses materials are maintenance free because the are a part of the concrete and cannot be worn off like a traditional surface coating. This is a large advantage over conventional sealers which typically require re-coating in high traffic areas.
These materials are water based and therefore pose no health risks or application fume concerns to other trades or building occupants during their application. As soon as the floor dries, it can be reoccupied again.
Liquid densifiers are not sealers - they do not form a film at the surface of the concrete like a traditional epoxy or urethane surface coating. As such, staining from spills may occur on liquid densified surfaces. To minimize staining, spills should be cleaned as they occur. If you anticipate spills/staining, a surface sealer treatment can be added to eliminate staining. Liquid densifiers are not curing membranes - they do not retain or maintain a moisture content for the cement to hydrate at the surface. Do not use a curing membrane where a liquid densifier is scheduled to be installed - these can inhibit penetration of the liquid densifier. Floors to receive liquid densifiers are typically wet cured (minimum 3 days). Some liquid hardener manufacturers claim that a chemical cure occurs which is equal to normal curing methods.
